For investors, flippers and listing agents
Flip Landscaping in San Diego, Done by Your List Date
Yard rehabs for fix-and-flips and listings. We walk the property, send one fixed bid, and schedule the crew to finish before your photographer shows up.
The yard is the first photo. It's also the last thing to get done.
Buyers decide from the listing photos, and the front yard is usually photo one. A dead lawn, overgrown shrubs or a broken sprinkler line makes a freshly rehabbed house look neglected. That costs you showings.
Days on market add up.
Every week a flip sits, you pay holding costs. A tired yard gives buyers a reason to scroll past.
Curb appeal sets the first impression.
New paint and a new kitchen won't save a listing whose first photo is dirt and weeds.
List dates don't move.
The photographer, the agent and the open house are booked. Landscaping can't be the trade that slips.
We do one thing for investors: get the outside of the property ready to list on a fixed bid and on your date.
Packages
Three packages. One fixed bid.
Every package is priced flat after one walkthrough, so the number goes straight into your rehab budget.
The Refresh
For light cosmetic flips Fixed bid after walkthrough
Send the address, even before you close. We walk the property with you or your agent.
2
Fixed bid.
One flat number within 48 hours of the walkthrough. When the yard has good bones, you get two options: rework what's there, or redo it.
3
Crew scheduled.
Tell us your photo or list date. We schedule the crew to be finished before the photographer arrives.
4
Done by list date.
Final walk with you or your agent, one clean invoice, and a yard that's ready for the photographer.
Our Edge
We read the yard before we bid it.
Most landscapers walk a flip and quote a tear-out. We start with a read on the property: which plants still add curb appeal, what's worth reviving under the overgrowth, and which existing features can be reworked into something buyers notice.
Sometimes a full redesign is the right call. Often, reworking what's already there gives you a yard that looks established for less money. You see both options and pick the one that pencils.
Investor-first: fixed bids, list-date scheduling, and a crew that knows what a listing needs.

FAQ
Questions investors ask
How fast do I get a bid?
Within 48 hours of the walkthrough. You get one fixed number, not an hourly estimate.
Can you bid before I close escrow?
Yes, if we can get access to walk it. Having the bid early means landscaping is already on the schedule when the rehab starts.
Is the price really fixed?
Yes. The bid covers the scope we agreed on at the walkthrough. If you add work later, we price it before we do it.
How long does a yard rehab take?
It depends on the scope. A Refresh is quicker than a Full Transform. We give you the schedule with the bid, set so the work is finished before your photo or list date.
Do you work with listing agents and wholesalers?
Yes. We'll walk the property with whoever has access and send the bid to you and your agent.
Do you do hardscape or big tree work?
No. We don't pour concrete or build pavers, walls or patios. We do softscape only: cleanup, sod or seed, plants, irrigation, mulch and rock, plus minor tree trimming (nothing too big). If you have a hardscape contractor on the job, we schedule around them.
Do you handle irrigation?
Yes: repairs, valves, controllers, new lines and drip. Most of our rehabs include irrigation work so the new sod and plants survive until closing.
Will you keep existing plants or tear everything out?
Whatever pencils. We keep and reshape what still adds value and replace what doesn't. You see both options.
What about after it's listed?
We can keep the yard mowed, edged and watered on a schedule until it closes. Ask when you request a bid.
